(Ejar) aims to regulate the real estate rental sector in the Kingdom of Saudi Arabia in general. (Ejar) has issued a unified rental contract for the residential sector that serves the parties to the rental process (tenant, lessor, real estate broker); By activating the terms of the contract, specifying obligations, being flexible and smooth, and accelerating and facilitating the rental process procedures, in a way that achieves the goals of all parties, preserves their rights, and meets their needs. By providing a set of electronic solutions that contribute to developing the sector and enhancing confidence in it.

 

Beneficiaries of (Ejar) for the residential sector - parties to the rental process

(Ejar) calls those dealing in the residential real estate rental sector as (parties to the rental process), and this is the category that (Ejar) mainly targets for registration in the electronic network for rental services. To regulate the residential real estate rental sector, and clarify their obligations and duties, which contributes to preserving their rights, through the unified electronic rental contract on which the rental process is based, and they are:

Tenant, lessor, real estate broker

 

Tenant requirements for documenting the lease contract in the Ejar network:

 

Procedures for documenting the lease contract:

1. After choosing the rental unit, go to one of the real estate brokers to have the contract notarized.

2. The real estate broker will enter the necessary data to document the contract.

3. The tenant enters the (Absher) platform or (Sakani) application to accept contract authentication in the Ejar network.

 

Required Documents:

1. A valid ID.

2. Mobile number registered in (Absher).

 

The lessor’s requirements for documenting the lease contract in the Ejar network:

Procedures for documenting the lease contract:

1. Go to one of the approved real estate brokers.

2. The real estate broker will enter the property information, its ownership, and real estate unit data.

3. Approval to conclude a real estate brokerage agreement with the approved broker to enable him to conclude rental contracts for real estate units.

4. Pay the financial fee (125) riyals for documenting the residential lease contract for each rental cycle

5. The lessor enters the (Absher) platform or the (Sakani) application to accept contract authentication in the Ejar network.

 

Required Documents:

1. A valid ID

2. Property ownership documents

3. Mobile number registered in (Absher).

4. A bank account (IBAN) if the rent payment channel is through the (SADAD) .

 

Requirements for a real estate broker to join the network and obtain accreditation: 

• The real estate broker must hold a valid Saudi national ID.

• The real estate brokerage facility must hold a valid commercial register, which includes the following two commercial activities:

1. Management and leasing of owned or rented residential properties.

2. Management and leasing of owned or rented non-residential properties.

• The facility’s headquarters address must be registered in the national address service provided by Saudi Post.

• Completing the training course for qualifying real estate brokers before starting the process of concluding rental contracts
